Mountain Rose Herbs is currently reviewing ways to reduce their insurance premium associated with the bowstring truss structure located at 116 N Cleveland Street. This all-wood building presents increased risk characteristics that have contributed to higher premiums. In an effort to preserve their relationship with EMC while responsibly managing costs, Mountain Rose Herbs is evaluating two mitigation strategies that could help reduce the exposure of this location.
Outlined below are the two proposed options for review. Mountain Rose Herbs would appreciate EMC’s feedback regarding the viability of these options and how each could impact the insurability and pricing of the account. If helpful, the team is happy to coordinate a follow-up call to discuss these options in further detail.
Option One
Installation of Automatic Fire Doors or Remove Breezeway
Mountain Rose Herbs has obtained a proposal to install automatic fire doors in the breezeway that connects 116 N Cleveland and 106 Cleveland. The breezeway is currently a fully enclosed, all-metal, and fully sprinklered structure.
The proposed fire door installation would further compartmentalize the buildings, reducing potential spread of fire and associated risk. Depending on EMC’s requirements, Mountain Rose Herbs is prepared to install a fire door either on the 106 Cleveland side only or on both ends of the breezeway. The total investment would range from $20,000 to $45,000 based on the chosen configuration and whether the system is designed with fusible links or integrated with the fire alarm system.
Additionally, if deemed preferable from a risk reduction standpoint, the breezeway could be removed entirely to physically separate the two buildings and eliminate potential fire spread between them.
Option Two
Demolition of 116 N Cleveland
As a more substantial but permanent solution, Mountain Rose Herbs is exploring full demolition of the 116 N Cleveland structure. This would involve tearing down the bowstring truss building and re-siding the rear wall of 108/116 Cleveland to close off the remaining structure.
This option would remove the highest-risk building from the property schedule entirely. Mountain Rose Herbs is in the process of securing cost estimates and a demolition timeline. Their goal is to return the property configuration to the lower-risk state of 106 and 108 Cleveland only and to be considered for pricing that reflects that revised structure profile.
Next Steps:
